Job Description: The Property Management Assistant works as part of a small highly skilled team to meet the housing needs of south Berkshire essential workers and vulnerable households. This position will support all elements of property management, tenant relations, compliance, access to needed resources and engagement with community partners. Possibilities for advancement exist as the organization grows.
Skills & Qualifications
- Reliable cell phone and transportation.

Tasks
- Support day to day functions of permanent housing including lease up, turn over, tenant relations
- Participate in Housing, Staff and Community-wide meetings as appropriate
- Receive tenants and those seeking housing rather than attempting to rescue them
- Share resources, make referrals and assist with processes needed to maintain housing stability
- Showing properties to prospective tenants and answering relevant questions
- Preparing and executing detailed and legally compliant lease agreements
- Creating organizational systems for new models of affordable and workforce housing
Compensation: The position is full-time with a salary range between $16-19/hr depending on experience. Construct provides 40 hours paid sick leave, 80 hours paid vacation and 10 paid holidays as well as employer matched retirement funds upon employment. Construct also offers the opportunity to work toward a common and much needed goal in the south Berkshires: Safe homes that households of essential workers and others of low to moderate income can afford and support to maintain them.

Program Manager

Job Description: Manages all services related to helping south Berkshire neighbors access and sustain homes they can afford. The Program Manager runs the transitional housing program for individuals coming out of homelessness to increase income, address underlying barriers to housing stability and access permanent housing. Support services include financial assistance and referrals to additional housing and human service options.
Tasks:
- Intake & case management for Transitional Housing participants to increase income in order to access and sustain homes they can afford.
- Participate in 3 County Continuum of Care for Housing and Homelessness individual services committee, coordinated entry and case conferencing as well as professional development or program compliance trainings.
- Enter and manage client database, creating reports as needed and reporting to funders.
- Maintain participant confidentiality.
- Provide financial reporting on program expenses related to Transitional Housing
- Collaborate to ensure optimal access to needed services internally and through referrals
- Attend to and advise maintenance and cleaning staff of facilities repairs, preventive maintenance through use of maintenance coordination software.
- Provide financial assistance to eligible community members to increase or achieve housing stability
- Supervise transitional housing interns
- Help develop additional program strategies and staff to meet emerging housing related needs.
Qualifications:
- Must have reliable cell phone and transportation.
- Basic proficiency with Microsoft Office, Google and internet tools
- Strong attention to detail.
- Ability to keep track of and accurately report financial expenditures related to transitional housing on a monthly basis.
- Proactive approach to tasks and communication -a doer!
- Data Entry experience needed; HMIS a plus
- Experience with data analysis and evaluation a plus
- Ability to manage multiple tasks in the course of a day

MAINTENANCE STAFF

Job Description:
Maintenance staff share responsibilities for buildings and grounds of Construct properties in Great Barrington, Stockbridge, Lee and Becket. Tasks include basic repairs, painting, snow removal, grounds keeping and other maintenance. Hours somewhat flexible but reliability a must. Maintenance Manager supervises day to day and the team works closely with the Property Manager and Housing Director.
Benefits & Compensation:
Full-time position with room for growth into maintenance manager or construction supervisor for the right candidate. All employees are eligible to participate in a 401K retirement plan + up to 4% employer match. All staff receive two weeks paid vacation, 10 paid holidays, 1 or more weeks medical and paid family leave. Other leave benefits are described in the Employee Handbook. Salary is $17-21 an hour DOE.

AFTERHOURS SUPPORT STAFF

Job Description:
Provide on call support afterhours to respond to community and transitional housing needs with basic information, referrals and support. May lead to in person work post-covid to provide additional support. On Call shifts are 4PM-9PM weekdays with weekend shifts available as well. On call shifts are paid a flat rate for being available with an hourly rate for onsite call outs and activities. On call rate is $25 flat rate with $13.50-15 hourly rate for in person. All staff are eligible for employer matched 401K, 1 week medical leave and time +1/2 for Construct
Tasks & Qualifications:
- Must have reliable access to phone and email
- Must be able to arrive on site in a timely fashion if needed to meet first responders
- Awareness of area resources and ability to lead activities to support access to housing, increase economic stability and remove underlying barriers a plus
- Manage afterhours requests for support and emergency maintenance calls
- Respectfully ensure that house guidelines and federal regulations are followed
- Light housekeeping, snow clearing and turning over rooms promptly when vacated
- Report emergencies, presence of law enforcement or any other out of the ordinary occurrences to Head Case Manager and/or Director
- Attend monthly staff meetings and occasional training’s
